What exists on chain
pallet-proptech (runtime index 25): real-estate workflows — property records, tokenised fractions, rental agreements — as native primitives. Eoonia's Creator Studio documents the Real Estate Studio on it. Wired in runtime 220; no property has been recorded on the public testnet.
What exists in production
Empoorio Warehouse (com.empoorio.warehouse, production v19). A host registers a physical warehouse through a 14-step wizard — details, policies and insurance, type, media, category, floors and GPS perimeter, floor plan, shelving, bins — and then rents what they do not use: surplus space by m² or m³, rows, floors, shelving, rooms, through a price configurator with sales plans, fixed fees by category, labelling and packing fees. Guests find space; hosts run a WMS on the rest. Settlement in fiat.
The August 2026 inventory found 72 of 101 features connected to a real backend, and named the rest — including that management-fee calculation used a hardcoded neighbourhood tree and the shipping-rate screen was a mock.

What is not here
Fractional investment in residential property, a real-estate fund, a property token sold to investors. The page this replaces described a platform for that on another chain. The ecosystem's real estate is industrial, operational and rented by the shelf — which is less glamorous and is actually running.
Why start with warehouses
Because a host renting three pallets of surplus space to a neighbour needs exactly what the chain offers — a listing, an escrow, a custody record, a payment in a stable unit, fees sponsored so the guest needs no DMS — and needs none of the securities questions residential fractions raise. When the first rental settles on chain from the Warehouse app, pallet-proptech will have its first real record.
